#11 What Buyers Want and How to Transform Your Investment to Match

·        They want a house that isn’t threatening to fall apart on them after they move in.


Tackle all those deferred maintenance issues like roof leaks, plumbing leaks, stucco cracks, cracked concrete foundations, old windows or failed window seals BEFORE you put your property on the market.



·        They want a house that they are proud to show off to family and friends (even if it is a “starter” home).

Putting the "shine" on even a modest investment property can make all the difference when you are wanting to sell in the Albuquerque Housing Market.  A little elbow grease goes a long way - steam clean those grout lines in floor tile, re-caulk tub and shower surrounds, have the carpets professionally cleaned, and have the home professionally cleaned (if you can afford it) will give you a sense of pride as the Seller, and the Buyers of your property a sense of pride to call it their own.



·        They want a house where all the components (electrical, hvac, plumbing, etc.) function properly.

Do you have outlets or light switches that don't seem to "go" or work with anything?  Perhaps you've never been able to fix that leaky faucet or faulty kitchen sink drain?  Invest in a pre-listing home inspection to find out what repairs should be done and must be done to sell your property in Albuquerque, then hire the pros to complete those tasks.



They want a house that will be easy to list and sell when the time comes for them to move on.

Unless you are specifically listing your property as a "fixer upper" in Albuquerque, you would be wise to tackle as many deferred maintenance issues as possible prior to listing the property for sale.  Not only will it be easier and faster to sell, you will also set up the new Home owners for an easier time of selling (as long as they can keep up on the list of home improvement and maintenance projects) when they are ready to move on as well.
