#6 Condition, Price, Presentation – It’s a Balancing Act!

The old adage I used to hear when I first got into the residential real estate industry here in New Mexico in 1994 (and I’m sure you have heard it before too) was “Location, Location, Location”.

Today, location still plays a part in the marketing of residential real estate as does “Condition, Price, and Presentation”.


Condition means addressing any deferred maintenance issues like fixing a hole in the wall to updating your kitchen and bathroom to appeal to today’s savvy buyer.  It means that when you hire a Realtor in preparation to put your house on the market, (and hopefully a professional home stager like me) that you take a critical and objective look at the overall condition of the property, inside and outside and make a plan to address all items that could be judged as significant in a potential purchaser’s decision when they are considering whether or not to buy your house, vs. the one down the street that has something more appealing.


You may also be advised to have a “pre-listing” home inspection to uncover any unseen repair issues and take care of those items prior to putting your house on the market for sale.  Realtors I talk to in the Albuquerque Metro Area say that pre-listing inspections that are performed on houses they list for sale tend to remove any sticking points once a house is pending and under contract.


Price means you have discussed values and comparable sales in your specific area with your Realtor, and based on the “comps” choose to price your home competitively with other properties that are currently available or have recently sold and closed.  Professional Realtors will tell you that even if you have significantly improved your home and spent time and money upgrading it, when pricing your home for sale serious considerations must be given to what the market will allow for your specific neighborhood. 


Example; A loved one in your family passed away and after inheriting their property, you make significant improvements like granite counter tops and extensive landscaping to make it more attractive to buyers.  Even though you may have spent $30,000 on these upgrades, you may not see a full return on your investment if the other houses in the neighborhood have minimal landscaping and perhaps tile or laminate counter tops.  This is where it is especially important to consult with a Realtor prior to making those improvements to get expert advice on how to improve the property and by how much.  A professional Home Stager and Design Consultant (Like Me) can also be of assistance and provide valuable information on the latest colors, fixtures and finishes to use when improving your property.


Presentation – We’ve all heard the cliché about first impressions, right?  This is where a Professional Home Stager (LIKE ME) and your Realtor really come in handy.  You have a very small window of time (typically less than 30 days, some say as little as 2 weeks) when you “hit the market” with your home for sale to grab local buyers and their Agents’ attention.  That means it is key to have done all the necessary things to make your house sparkle – from addressing condition issues, making recommended repairs and upgrades to hiring a professional Home Stager for a thorough consultation of how to present your home in its best light.  Last but certainly not least, hiring a professional photographer to shoot the MLS photos inside and outside and in the best lighting to showcase your house as “The One To Buy and Best on The Block”.


If you can have all three of these items in balance, Condition, Price, and Presentation you have put yourself in a position to have a positive selling experience.

#5 Flooring 101 - Clean It or Replace It

Depending on how long you have lived in your home before you think about putting it on the market, as well as the level of traffic through the home (you, kids, pets) and also weighing current trends in flooring, you may want to either have floors professionally cleaned, or replaced in part or in whole.

If your floors look worse for wear, ask your Realtor and Home Stager for their opinions.  They will always have your best interest at heart and don’t want you to spend any more money than is necessary to get your home sold quickly for as much as possible.


Firstly, if you have wall to wall carpeting and it has stains, ask for a recommendation to a professional carpet cleaner.  Your Realtor will have someone they know and like for their work and their affordability.  Same thing goes for ceramic tile – if it and the grout lines need professional steam cleaning, get a referral from your Realtor.

Secondly, if your carpet is wrinkled, stretched out or needs repair work, get an estimate for the work, then get an estimate to have it replaced and weigh your options.  Again, apply the same school of thought to chipped or broken ceramic tile – can you replace it with an exact matching tile, or is it cheaper to replace?

Thirdly, if you are considering replacing carpeting, please do not replace just the areas that need repair – if it needs to be replaced, replace it all, and consider other options to wall to wall carpet in the mix too.  Likewise for ceramic tile and/or old vinyl or linoleum floors – you want the kitchens and baths flooring to match, so replacing just one room or using scraps to fill in damaged areas may not be the wisest decision.

Fourth Option – you may consider offering a flooring allowance (consult with your Realtor) to potential purchasers if you are tight on cash or concerned you may make the wrong choice.



What I can tell you as a Professional Home Stager is that in our area currently people would prefer hardwood or wood laminate flooring options to carpeting.  Many people have kids, pets, and allergies.  Wood floors, or wood laminate floors, can be easier to keep clean for many people and by and large they look nicer than carpeting (unless you have some really high end carpeting, which I’ve also seen and liked).

Additionally, I have sourced a newer flooring option that is really catching on, looks great, wears great, feels great and it is glue-down vinyl plank flooring.  Looks like wood, very durable, it's applied directly to the concrete slab, so there are no "noises" like with floating floors or click and lock products.  It's very affordable and has a green score too.  Check it out;

Tile floors are preferred in kitchens and baths to linoleum, and no (zero) grout lines or darker grout lines are easier to maintain than larger, lighter grout lines.

#4 Quick Fixes to Update Your Kitchen Before You Sell Your Home

What a great way to add value to your home!  Yes, you have all heard the saying; “Kitchen and Bathrooms Sell Houses”, so why not make a small effort to spruce up your kitchen BEFORE you list the home for sale?  Of course, I always advise you consult your Professional Home Stager and your Realtor prior to making any drastic changes to get their input as to the ROI (return on your investment).


Change Up Your Kitchen Cabinet Hardware (and hinges) – You can go 2 ways with this tip – remove all the existing hardware, strip any old paint off and spray a new updated color and reinstall, or simply replace the hardware and hinges with a new updated style.  This year we are seeing black metal finishes in hardware and lighting fixture trim kits.



Lighting – make sure if you have recessed can lights that you are using the right bulbs for them – no curly CFLs especially not for photo day, as they will not only look funny, but they cast a green glow in photographs.


Back splash – quick and easy fix to really make a difference in your kitchen is a new/updated back splash.  Additionally, if you choose to DIY (Do-It-Yourself) it will not take too much time or money to install, and this project is not as expensive as you might think if you decide to hire a pro.


Flooring – This can be quick and easy, but it can also be expensive, it really just depends on the appropriate flooring choice for your kitchen, and I want to stress how important it is to consult your Professional Home Stager and Realtor prior to making a bigger change like flooring.  Style, taste level, quality and execution of installation are all important factors to consider BEFORE changing out your flooring.  New flooring done correctly can make a significant impact on the look and value of your kitchen and home.

Here’s an easy and worthwhile tip to updating your kitchen – deep clean all your surfaces – this means your cabinet doors and inside shelving, the baseboards and trim molding between your cabinets and your flooring, the appliances, the floors, (grout lines if you have kitchen tile) the sinks, the caulk lines between the counters and back splash (if you have them), under the kitchen sink, behind the refrigerator, under any overhangs of the counters, and even the globes and pendants of any light fixtures.  If you don’t have the time or patience, hire a reputable cleaning professional to do the deep cleaning prior to listing your home for sale.


Your Bathrooms should get equal attention to your kitchen – replace old caulking at tub surrounds, sink basins and around the toilet base.  Deep clean these rooms applying the same tips listed above. Pay attention to lighting, cabinet hardware and updates and you will be well on your way to getting your home sold quickly and for as much money as the market will bear.

I visited with the next door neighbor on the day I staged this property, and she told me it was built in 1926.The current owners just refinished the original hardwood floors
